SFHA overlap differs from FEMA mapping coverage. Zero overlap does not certify freedom from flooding. Recorded owner names do not establish title or sale availability. Parcel IDs are source-snapshot identifiers; original town/property/map keys are retained.

NWI wetland and water mapping: 6,245 records intersect mapped NWI features; 208,699 have at least 99.9% digital project footprint coverage. Imagery years and per-record evidence are included. Mapping is biological context, not regulatory jurisdiction or proof of wetland absence.

68 fields, with source notes.

CSV, matching GeoJSON, parcel shortlist tool, source-linked flood/wetland evidence, measured coverage, sample and methodology. 15,501 records carry assessor zoning attributes; these are not a current zoning-polygon overlay or permission to build.

Each valid source geometry was checked against the official county boundary with a 100-metre tolerance. Invalid geometries remain unknown for spatial analysis. Stacked records can represent different assessment interests. Nearest school is straight-line distance among retrieved active physical public schools in Massachusetts, not attendance eligibility or travel distance.

Assessment differences are not market appreciation. The FY2026 CSV supplies attributes only: existing flood and wetland analysis still applies to original geometry. Building attributes are not inspection findings or verified service needs. Official FY2026 data dictionary.
