Know what a match means.
These are research candidates. Mapped area outside a Special Flood Hazard Area (SFHA) excludes unmapped area, but does not account for wetlands, setbacks, easements or other constraints. It is not buildable acreage.
NWI maps wetland and deepwater habitat using biological definitions. No mapped overlap does not establish that wetlands are absent. Imagery dates vary and may be old; the federal download date is not the imagery date.
Zero is different from unknown. A blank result stays unknown. Multiple zoning matches can reflect split districts, overlaps or boundary offsets; inspect the source and per-parcel evidence.
