Enrichment includes full-polygon FEMA overlaps, mapped coverage, SFHA area and percentage, school districts, nearest public-school distance, and available zoning codes with source references. The ZIP includes per-parcel evidence, coverage counts and methodology.
This smaller pack also includes mapped building footprints, road-centerline proximity and Interstate distance. Its one source-invalid geometry stays null and receives no spatial calculations.

Dates, coverage and confirmation
County records were retrieved September 22, 2026 for the sector files; the 57-record pack uses September 21 county records with September 22 overlays. Retrieval date is not each record’s update date. Local zoning coverage varies and does not establish approved use. Source record dates, missing geometry and incomplete mapping remain visible.
NCES school locations use the 2024–25 school year; unified district boundaries use Census ACS 2024. Nearest school is not an assigned school. Tax mailing details are recorded county entries, not verified title or contact information. Tax-use vacancy coding is not a field inspection. County values and sale fields are not asking prices or independent appraisals.
Flood exposure is measured from FEMA polygons, not guaranteed absence of flooding. Utility capacity, legal access, sale availability, title, survey boundaries and project suitability require further confirmation.
