Across the full download: 402 parcels intersect a mapped high-risk flood area; 16 have unknown SFHA overlap. These five sample rows do not represent the full range of flood results.

Reading the flood fields: Mapped coverage is the share of the parcel covered by FEMA zone polygons; 100% coverage does not mean 100% high-risk flood area. SFHA overlap is the share in FEMA's mapped high-risk area (the 1%-annual-chance floodplain). Zone X can have different subtypes, shown when supplied. Missing mapping stays unknown; partial mapping leaves part of the parcel unassessed. A 0% SFHA overlap is not a guarantee against flooding. FEMA flood-hazard layer.

Five actual sample records. Acres rounded to three decimals for display; CSV precision is unchanged.

Five actual rows, unranked. Missing values are explicit. Schools describe locations and districts, not guaranteed attendance assignments. Mapped SFHA overlap is a screening measure, not a flood certificate.

INCLUDED IN YOUR DOWNLOAD

Owners and property data, with mapped context.

CSV and GeoJSON carry matching parcel IDs and attributes. Included source fields cover recorded owners and available tax mailing addresses, site address, county tax-use class, acreage, county values and recorded-sale fields. Source availability varies; blank values stay blank.

Enrichment includes full-polygon FEMA overlaps, mapped coverage, SFHA area and percentage, school districts, nearest public-school distance, and available zoning codes with source references. The ZIP includes per-parcel evidence, coverage counts and methodology.

Dates, coverage and confirmation

County records were retrieved September 22, 2026 for the sector files; the 57-record pack uses September 21 county records with September 22 overlays. Retrieval date is not each record’s update date. Local zoning coverage varies and does not establish approved use. Source record dates, missing geometry and incomplete mapping remain visible.

NCES school locations use the 2024–25 school year; unified district boundaries use Census ACS 2024. Nearest school is not an assigned school. Tax mailing details are recorded county entries, not verified title or contact information. Tax-use vacancy coding is not a field inspection. County values and sale fields are not asking prices or independent appraisals.

Flood exposure is measured from FEMA polygons, not guaranteed absence of flooding. Utility capacity, legal access, sale availability, title, survey boundaries and project suitability require further confirmation.
